Lucky Dog Farm

Lucky is just a farm dog and pretty much a Hinze 57 kinda of a dog. When I took this photo and he was doing what all farm dogs love to do. That is to cool off in a stream after taking a long walk around the farm with his people. Seeing him there made me think of the 'Dog Days of Summer". It is the name for the most sultry period of summer, from about July 3 to Aug. 11.

No Horse Manure Allowed

Around Vernon County and Viroqua Wisconsin there are several Amish Communities. Of which, many of the families have been living here for decades.  Many have moved in from Ohio, Indiana and other states, they come here because it is rural and unregulated.

Lately the main topic in the local news is all about Horse Manure. It seems it must be piling up around town. This is somewhat funny because last year the big gripe in town was front yard gardens. Then it was about some of our younger and newer residents deciding to raise corn fields in the front yard.  It is common to have a backyard garden, but instead of grass in the front yard, vegetable gardens including corn was planted by a few. A vocal group of unhappy locals, started to complain and it became a hotly debated topic. Well, not much word on that issue this year and actually I have to say, I have not seen any corn around town this year at all. Nope, none in any one of the front yards of any houses that I have passed by.

However, the manure complaints are now getting even more vocal. We have a farmers market each Saturday morning. So, maybe it is in the WCCU parking lot that the horse manure is piling up? Many Amish come daily into town, of course they usually come in their horse drawn buggies.  So is it piling up along the highways and in the WalMart parking lot? Hey, if a horse has to go, well it does. I must say I personally have not seen any manure piles around town so is this an over reaction or where exactly is the worse of the problem at?

Key Free Locks

 

Recently I sold a home, which had a Schlage Keyless Lock on the front door. I have to say this door lock really intrigued me. If you have not used or seen one, they are really neat and also attractive too. The front of the doorknob also lights up at night for easy visibility. It has a battery inside the lock that lasts approximately 3 years. I would guess they might be more common in larger markets than mine because until that listing I had not seen one before.

Some the features that really appeal to me were the ease of changing the combination code and the number of code that could be assigned to different users whenever needed. You can give a code to a contractor for the day and then simply delete it right at the keypad when his job is done. No more lost keys to workmen. I purchased one for our office and another for my home. With agents coming and going I think this is a very handy type of door lock to have, since over the years I have had to change all locks more than once. What do you think? Do you have one?

Please turn on the lights!

When buying a parcel of country land, most buyers might just assume that there is power to that tract of land. Some power lines are buried along the right away of the road, others may be along the roadside on overhead lines, like in this photo I took.

The cost to bring power on a tract of vacant land in our area can be very costly and it depends on how far away the building site is located to the nearest power source or pole.

The cost is approximately $5 to $7 per foot. At the present I am working on closing a sale, which has required the verification of the availability and the cost of electric service. The buyer took it upon himself to verify the utility costs and was told the power was approximately ½ miles away. That was not a happy moment: (1 mile = 5 280 feet / 2= 2640 x 7 = $18,480). His next call was to me about this. When I was told that the company said where the closest power was, I knew it was a mistake so over the weekend I had to go out and get the pole number off the nearest pole. Since then, things got straighten out and hopefully this sale has been saved by knowing that nearest pole number.  The actual cost should be more or less, closer to around $3500 .
