Congratulations to Tim and Emily!

They are the new owners of this lovely Ranch home over in the Skyline area, which I helped them find.  Both were wonderful to work with and knew exactly what they were looking for in a new home! After previewing numerous listings both in the Viroqua and Westby area; their choice was an easy one. With a closing only last Thursday they are eager to get settled in and start living in their new home. I know that they both fell in love with the Master bedroom with the spa bath and, of course, the updated kitchen was also a hit.

With all the negative news about the house market being in a slump, it is actually a terrific time to be a buyer.  It's even a better time to hire a buyer's agent to go to work for you and get the best possible terms on your buy. Together we were able to negotiate a very favorable price. It was even better than we actually expected.  I think both Tim and Emily are still smiling!

2009 Green Resolutions for the office

So here's the deal... I decided to work on my 2009 budget and my yearly business plan. With my nose deep into my plan; I had to go retrieve a file from our storage area. Upon entering that room, it hit me. The enormous amount files... They plainly have now outgrown the available storage area and are overflowing from the file cabinets, extra cardboard files boxes and in some cases table tops. They needed, again, to be downsized. Begging the unanswered questions... to shred or to burn... in someones wood stove?

That's when I decided that this would be a good time to figure out a new storage solutions and to green up the office a bit. We will be filing with scanned PDF files saved on Cds starting now and a backup on our intranet site for easy access. Gee that ought to do it. Besides, there is no better time for some Green Resolutions than at the start of a new year. So besides solving our storage problem for me, it also turns out that going to Digital Storage just might also help out our planet a little bit.

Did your Listing Expire?

If it did... this year you are not alone. Record numbers of homes in the past 6 to 8 months, that were listed, expired unsold as the housing market experience a melt down across the country. In some cases the Sellers of these unsold homes, still preferred to blame their agent for the home not selling. In truth some agents may be at fault for having poor marketing skills. However more often than not, the real reason was pricing, as sellers had to struggle and come to terms with the reality that home prices were dropping and fast. There are some agents out there that will tell you what you want to hear to get the listing, which that is called "Buying a Listing". Careful selection of an agent is more critical now than ever before. Today homes are in tougher competition and they need to be in tip top condition, you need an agent who specialized in the area your home is in and one who is a skilled marketer that can correctly price your property. If a home is overpriced it will languish unsold on the market and become stale in the buyer's eye.

Not too long ago I lost out on a listing due to price. I also suggested a few cosmetic fixes which also were never done by that seller. I was totally surprised when another agent took that particular listing for over $80,000 more than what I thought was ever possible. Turned out they were not area specialist, had less marketing experience than I have and also had a very limited marketing budget to get the job done. As it happened the home eventually expired unsold. Even thought that seller decided initially to go with another agent they ended up calling me back after their listing period expired. So if you are interested in a straightforward opinion on price and understand that the market is the market; it is not last years market anymore, here are a few suggestions for you... the seller.

Get your home in excellent condition by making sure it is sparkling clean inside and out, neutrally decorated and in good repair. No matter how much marketing and advertising we do, if the home is not priced right and in good condition the Realtor will only be advertising that they have an overpriced Listing. The buyers of today's market will pass it by for that better buy down the block. So carefully listen and try to recognize how your home stacks up to the competing homes that are also for sale. Your home will be judged by buyers who will form their own opinion. No matter how much you might think it is the best home, as it turns out, those buyers who are looking may just pass it by.

2008 Blog Tour of Vernon County in review

This morning I thought it would be interesting to revisiting my blogs for 2008. Reflecting back over the past year just seems like such a natural thing to do, since in only a few days, the year will end and 2009 will begin.  I would imagine many would be thinking over their' past year as well.

For the most part, my 200 plus posts were generally about my marketplace, many of my newly listed country homes & tracts of land, plus bits and pieces of what life is like when working in a rural real estate market. My blogs attempted to covers small town living, farm life and events, as well as tips on selling or buying homes in the country. One learns early in small towns, it not as necessary to sing your own praises and it is generally better accepted if you simply let your marketplace recognize the fact that you are skilled, knowledgeable and well acquainted with what is going on around your county. 

January 2008  started with explaining what exactly is the difference between a township and a town?

Feburary 2008 I talked about some of the things that get left behind on a rural property.

March 2008 I had a post that that attempted to explain but seems to confuse many about country roads.

In April 2008 I spent a lot of time building my localismposts by blogging about many of the small towns I serve such as DeSoto, Genoa, Coon Valley, and Westby,  right at the time AR changed that format...

May 2008 with spring in full bloom I took many on a tour of showing rural property and also posted about the historic round barns of our area.

June 2008 I must have been very busy selling country property my blogging slowed down with only time to post about a few of my other local towns, Hillsboro and Ontario, WI.

July 2008 was all about an Amish Barn house which was just posted for sale. 

August 2008 told about some unique sights around the county, how some road crews don't know how to place rural street signsand that Viroqua made Mother Earth'slist of places you never heard of, Big Surprise!

September 2008 was all about fall colors, my tomato garden and what gets left behind when selling a farm.

October 2008 saw the end of the golf season, some interesting homes, and Halloween costumes.

November 2008 I blogged about cabins, the number of not so ordinary homes and a thank you note to Mother Earth, as I made a sale as a result of that magazine article!

December 2008 is almost over, but thoughts of friends, Christmas Parties and Santa Clausetaking a little break brings me to the end of the year. To all those who have read my blogs I wish you a happy New Year and I have many hopes that 2009 will be a wonderful year and better than 2008!!!!!

What's your New Year Resolution

As 2009 shortly rolls in it is natural to start thinking about if you will be making a New Year's Resolution and what it will be. The most common resolutions made, are to stop smoking or to lose weight. The fact is many resolutions fall apart long before the end of January.  Of course, that's not a big surprise to anyone because it is just so darn hard to keep them. It requires that you change old habits. It takes a plan, ambition and a commitment to see it thought to the end for results. So if you end up breaking it, most likely you have a lot of company so don't feel bad about it.

I do, however really hope you succeed, especially if your resolution is to sell your house. Here are a few suggestions for great resolutions for Home Sellers.

 

These 4 resolutions just may help you toward getting it SOLD.

Stage a home from curb to the attic is a 2009 absolute seller's clean it up resolution
Offer in 2009 might be even lower! Resolve to have a good sence of humor!
Listing at a price that is right will be important in 2009 so resolve to listen to advise!
Don't get uptight, sit back and relax in 2009, it will be important to be paitent!

I am looking at my unsold house!

"Merry Christmas! The old place was so pretty this a.m. when the sun was coming up - this picture doesn't capture it, but I tried!   Hope the new year is a great one for you and yours, with lots of swimming for you and me. C"

I got this email and photo from my good friend and swim pal. Besides my friend, she happens to also be my listing client too. It came with a Christmas wish on Christmas day... thanks!

We are still searching for a buyer for her old country home. She and her husband have already moved into their brand new home, which is only across the road. From their new deck they can watch over to the home they now want to sell.

If you like this view, I know you will like the house (pictured here) because my friend does not know that I am blogging this. So Happy New Years to you, C, & lets hope this home gets sold and that you will have a new neighbor soon.
