Buying a home is one of the most rewarding experiences most of us ever have. But it's also the most challenging. If you're buying for the first time, the process may seem overwhelming, and if you've been through it several times, every move is different.
My recommendation is to engage an ABR to protect your best interests. From locating suitable properties to contract negotiations and settlement, seek a Realtor who is a member of the Realtors Association to be your representative in buying process is a smart first step. The ABR designation requires extensive classroom training, a formidable written examination, and substantial experience in buyer representation. An ACCREDITED BUYER REPRESENTATIVE is fully committed to the real estate buyer.
Yes... Being a loyal buyer has it's advantages! As with this particular home sale, having a Buyer Agency Agreement proved to be better than ever for my client-buyer! By agreeing to work exclusively with me, I was able to make a full commitment and give my full attention to their individual needs. I started tracking this home more than 30 days before it hit the market before it was eventually listed with an out of Viroqua area MLS Realtor. Having extensive knowledge of just how the REO (Bank Owned) process works, access the MLS, and knowing what to do next; I got my client all the information they needed FAST for them to make the decisions needed. . Since they live out of state being in the position to know the details and to submit a timely offer was crucial! Within only 48 hours we had the home under contact, the home inspections completed and all of the purchaser's financing arrangements made. All that is left now is Closing Day! City Living ~~ Country Appeal! Here is a real Cozy Ranch home with a lovely open floor plan between the kitchen, dining room and the living room. The home has oak hardwood floors throughout and a gas parlor stove in the spacious living room. Two good sized bedrooms with a hallway bath with laundry are found at one end of the home. There is a bonus family room off the kitchen, which could be converted into a 3rd bedroom if more bedrooms are needed. The property has nice size lot and is also the last home on the street! If you want country living, this one has a great location.
WOW - Thanks for all of you that took the time to check on me - I have not blogged in quite awhile and have to say that I have just been busy (which is a good thing) ---- We can see a rise in business just since the first of the year and we are excited!!! It is always good to play in the rain and I always leave from this site excited and ready to work a little harder ---- 2009 is going to be the best year ever!!!! Keep the faith!
They are the new owners of this lovely Ranch home over in the Skyline area, which I helped them find. Both were wonderful to work with and knew exactly what they were looking for in a new home! After previewing numerous listings both in the Viroqua and Westby area; their choice was an easy one. With a closing only last Thursday they are eager to get settled in and start living in their new home. I know that they both fell in love with the Master bedroom with the spa bath and, of course, the updated kitchen was also a hit.
So here's the deal... I decided to work on my 2009 budget and my yearly business plan. With my nose deep into my plan; I had to go retrieve a file from our storage area. Upon entering that room, it hit me. The enormous amount files... They plainly have now outgrown the available storage area and are overflowing from the file cabinets, extra cardboard files boxes and in some cases table tops. They needed, again, to be downsized. Begging the unanswered questions... to shred or to burn... in someones wood stove?
listed, expired unsold as the housing market experience a melt down across the country. In some cases the Sellers of these unsold homes, still preferred to blame their agent for the home not selling. In truth some agents may be at fault for having poor marketing skills. However more often than not, the real reason was pricing, as sellers had to struggle and come to terms with the reality that home prices were dropping and fast. There are some agents out there that will tell you what you want to hear to get the listing, which that is called "Buying a Listing". Careful selection of an agent is more critical now than ever before. Today homes are in tougher competition and they need to be in tip top condition, you need an agent who specialized in the area your home is in and one who is a skilled marketer that can correctly price your property. If a home is overpriced it will languish unsold on the market and become stale in the buyer's eye.
This morning I thought it would be interesting to revisiting my blogs for 2008. Reflecting back over the past year just seems like such a natural thing to do, since in only a few days, the year will end and 2009 will begin. I would imagine many would be thinking over their' past year as well.
As 2009 shortly rolls in it is natural to start thinking about if you will be making a New Year's Resolution and what it will be. The most common resolutions made, are to stop smoking or to lose weight. The fact is many resolutions fall apart long before the end of January. Of course, that's not a big surprise to anyone because it is just so darn hard to keep them. It requires that you change old habits. It takes a plan, ambition and a commitment to see it thought to the end for results. So if you end up breaking it, most likely you have a lot of company so don't feel bad about it.
