Special places

Anytime you see a gazebo, thoughts of graceful living from a past Victorian era most likely will come to mind. I have observed that most of the gazebos I have ever seen; no one is ever in them. Wondering what's up with that? I would guess that is because the ones I usually spot are located in very public places. Like in Village Parks, Town Squares and Cemeteries.  No surprise, who would want to sit around in those places? We have one at our community golf course and next Saturday, weather permitting; a little wedding ceremony is scheduled there. It's a definite fact, these more publicly shared gazebos don't get used much for relaxing; they're more for getting quickly out of a cloudburst when there's a sudden rainstorm, or they are used as a memorial to honor a dearly departed loved one.

So, to be really glorious and inspiring a gazebo must be found in a very private place. These are the hidden away gazebos that are places where you can sit and gaze across the garden or take in a view. Unfortunately, unless you have been invited into someone top secret garden spot, you might continue to think like many others and assume... gazebos... no one, nowadays, ever sits in one of those!  To the contrary, I suspect that the most graceful gazebos are the ones that are tucked away from sight. Those are the ones reserved for the sole pleasure and enjoyment of their owners and their very special guests.

Viroqua Vampiers

Bet you cannot guess who these two are? Saturday night was the annual Halloween bash up at the Kickapoo Inn and a few of my favorite scary friends were there enjoying themselves no doubt drinking bloody Mary's.

Viroqua Hills Golf Lady does it again

Wedding Bells again...Well today we just might get snow flurries as the wind is howling out side and the temperature is dropping. Looks like the season is over at the Viroqua Hills Golf Club. Guess I will put my clubs in the basement until springtime.

Thursday night is ladies night at the club. I was given this photo taken for Dena's surprise wedding shower, which was held on the 9th. Bet you can all guess which one is Dena, yep the one in the pink Wedding Veil and Tiara. She plans to tie the knot on 15th hole. There is a gazebo at that par 3 hole. Hope the weather is better that day. Reminds me of another day at the club...

                                                                     
Tee Time forever.... Linda and Dewey made it official on July 14th 2006! After the vows were taken the happy couple changed clothes and headed out to the Viroqua Hills Golf Club. They donned Bride and Groom Caps; Linda's was a white ball cap with silk rosettes and a veil, Dew's featured a black tuxedo on it. Very Nice Touch. Golf has been great this season.

Ag Land Tax? What's that?

Why are some parcels of land taxed so low? Many out of the area buyers of rural acreage or Ag-land may not be aware of the use-value assessment of farmland. What is it? It is essentially a tax break for owners of agricultural land. The purpose of this tax system is to tax farmed land at the productive use rate of the land rather than to tax at the higher assessment value of the land. Essentially it allows farming land to be more affordable to the property owner who is generating income from crops or grazing land. It was originally designed to assist farmers who farm land to continue farming their land without incurring significant tax increased due to the continued increase of land values which result in higher taxes. The tax system assesses a penalty when the land is converted into a non-agricultural use. A penalty is assessed to the party who owns the property when the use of the land is changed from agricultural use to any other use other than Ag-land. So a tax penalty could possibly be placed on the buyer who no longer farms the land. If a farm is divided into several recreational parcels, used as a residential hobby farm, or developed into another non-farming use a tax penalty would apply.

Over the years, many speculators or now called Flippers continue to purchase farms and larger tract of vacant land in our area. The intention of that purchaser is a big and quick profit. Buy a farm at a lower price, then dividing it up into smaller tract to sell it off in pieces for a profit is the main agenda. The next buyer should be made aware and it is important to understand, the country treasurer is responsible for the administration of the penalty. Who gets the penalty? The one who changes the use? But...if there is a middleman (the Flipper) beware, a disclosure will be important, as it may not be determined until a year later when the bill comes in the mail, who gets the bill. The middleman may continue farming the land while attempting to sell several parcels of land off, thus avoiding the penalty. The penalty is determined by a formula, which essentially multiplies the number of acres converted into non-agricultural use by the amount of the difference between the average fair market value of an acre of agricultural-land to that of non-agricultural-land. The penalty for use change can be anywhere from $62 to $102 an acre or more, with a bill coming in after the closing date.

The Wisconsin State required Vacant Land Condition Report has several questions that are to be answered by a sellers of rural land.

These questions are:
1. Land sold with the property has been assessed as agricultural land under the Wis. Stat. 70.32. (Use value land assessment)
2. Land sold with the property has been assessed a penalty under the Wis. Stat. 70.32. (Use value land assessment)
3. Land sold with the property has been assessed a penalty under the Wis. Stat. 70.32. (Use value land assessment) which has been deferred.

Realty Fortune for 2008

When shopping for a new home, there are many things to consider and do that can help increase your Realty Fortune. By doing these things first, the home buying experience is guaranteed to be more memorable and more rewarding. Such as, getting pre-qualified, deciding on location, preparing a check list of features wanted in a new home and of course, determining how much you can afford to spend are all primary to success.

Getting Pre-qualified: This is the single most important task that should be started even before looking at the first property. Did you know that in larger markets, you wouldn't even be shown homes without loan approval, or at the very least a pre-qualification letter? By taking this step first, you will be increasing your good fortune in the home-finding process. What's the difference between a pre-qualification and a pre-approval? The loan pre-qualification does not include an in-depth look at your credit report or the details of your income and expenses. Whereby a pre-approval does. The Pre-qualification simply analyzes the price range you can afford to buy in while a pre-approval shows you can actually obtain a loan. The pre-approval will shorten the time for closing because it has been completed subject often only to the appraisal of the home you have selected.

Deciding on a location: In real estate there is an old saying, "Location, Location, Location". Do you want to be in town, or in the country? Will you prefer a corner lot, a cul de sac, main street or side street? Increase your good realty fortune by making some decisions before you start looking or buying. It is essential to know what you would like in a location, but also it is good to keep an open mind. By visiting the neighborhood at different times of the day and night you will familiarize yourself with what goes on in the area and neighborhood at various times of the day. Do you feel safe there; is it convenient for traveling to work or schools?

Preparing a checklist: Generally this is a list of the must haves and features you will need in a home. Number of bedrooms, baths, closets, garage stalls, and the list goes on. Determine the minimum requirements, as well as, the extra features you desire in new home. Learning about housing styles and which will best suite your lifestyle will also help increase your realty fortune.

What you can afford: Decide what you will spend, just because the lender is willing to loan you more that you thought you could possibly ever borrow, does not mean it's best for your good realty fortune. Analyze your spending habits, and figure on additional hidden costs such as routine maintenance, real estate taxes, and homeowner's insurance. Owning a home can bring much happiness, but if you have not seriously studied all the associated costs of home ownership, you could later find yourself house rich and mortgage poor, thus leading to a not so great realty fortune!

October'08 Market Watch

New Listings for the Month of October totaled 16. The price range went from a low of $72000 to a high of 975,000. What do you get for the money? At the low end of the price range is a 2-bedroom home in Stoddard, which is close to the boat landing and river. The listing agent said it needs some interior rehab and finishing. Over on the higher end of Vernon County property for sale, is a fabulous custom Log home. Agent's remarks are:

Market Watch

Attention Relocating Home buyers... here are some fundamentals to consider when looking for a home in a small market like my market, Viroqua, WI.  Choices of homes for sale are limited and you need to know, it is going to be a challenge to find one that fits your needs perfectly. Sorry to tell you this but if you aren't going to building a custom home, expect to make a few compromises. Why? Because there are so few homes here. There are only approximately 2200 home in Viroqua and an estimated 550 homes in Viroqua Township. Out of those 2700 to 2800 houses, at any given time there are usually no more than 100 homes on the market and For Sale. Right now... today, my best estimate is there are approximately 56 homes available. The price ranges from a low of $69900 to a highest price range of almost $800000.

What do you get for the money?  With such a large disparity in the price ranges, and so few home, this obviously means that there are some major differences in what you get for your dollars.  On the low end expect something like an 800 square foot, 2 bedroom ranch on a small lot in town. Over at the top end, properties will come with a variety of acreage sizes and almost always will be rural farms and farmettes. The rural upper end can range from approximately 40 to over 200 acres.  The upper end homes could be almost any style and construction type. Only 3 years ago, the county adopted the uniform State building codes so there is little uniformity in home styles and construction. The majority of rural homes are older updated farmhouses. There is also an assortment of newer contemporary custom homes, along with custom log homes at this high price point. Finally for the more adventurous, there is always a mixture alternative style homes such as earth homes, dome homes, and other one of a kind homes.

For the average price range, expect it to be between $175000 and $200000. This price should buy you a great home with 3 to 4 bedrooms, 2 plus baths, 2 acres or less in the country.  For that same price in town, you can expect a wonderful home with great woodwork, character, 3 or 4 bedrooms and 2 plus baths. Want the lowdown on home prices, whether buying a snug little bungalow in Viroqua or locating a hidden country farm somewhere around the county, don't let it be a surprise, you'll learn what you will get for your money from my experience. The more prepared you are at the outset, the less overwhelming and chaotic the buying process will be.
