If you are selling your home and are listed with an agent, I am certain that your agent has already told you this... do not let anyone in the house unless you call your agent first.
The reasons are simple: safety and accountability. The main reason of safety is because we want to know who is looking and what they are looking for. Are they really looking for a house or an opportunity to snoop? I have read blog posts of buyers asking to use bathrooms only to steal prescriptions drugs out of the medicine cabinet. Or worse, where a person presented a Realtor card asking to preview a home, only later to find out that Realtor was never at that home and was not who was let in. Homeowners routinely don't remember to get a name, phone number or ask if they have been pre-qualified to buy. As a general rule, Buyers and other Realtors should always call the listing agent to set up any appointments. If they show up impromptu, without an appointment set up by your agent that is a red flag. Do not let them in. Prior to all appointments, the listing office will gather preliminary contact information and interview the buyer to determine qualifications, as well as, their ability to buy.
The second reason to not let a stranger into your home is accountability. This is also extremely important to your Realtor and you. We want to know who is in your house and when they were in your house. We want to be able to follow up again with that party by getting back into touch with them whenever needed again about your house. For example, they may not be able to buy now because they have to sell their house first. If you let them in and don't get a phone number that chance is lost as is the opportunity for the sale of your house. You should never have to feel that it would be rude to not let them in, just explain that you hired an agent to do that job. Most will understabd and be happy to schedule an appointment at a time convenient for them. I can tell you this from experience, if they are really interested in your house, they will be more than willing to wait and will understand why.

Does anyone remember those stickers back in the 80's that kids loved? They were called 

Oh no it's back... here it comes again...a house that I have sold 3 times before. I recall the first time I encounter this house. I actually tried to just set up an appointment to show it; I was told it had an accepted offer. That may have ended up being a good thing. I sold my client at the time, another home and they still reside there today. It was their second choice of a home. Back to the question... do you think houses have karma? 

sold hundreds of them. It is not unusual to sell some cabin several times every few years. Who owns all these cabins? Deer hunters, trout fisherman, weekend city folks and also many local people who just want a little patch of ground out of town. The vast majority of the cabins are owned by out-of-Towner's who come here from Chicago, Milwaukee, Madison or the Twin Cities, as well as, many other places. I have sold cabins to trout fisherman as far away as California and Boston Massachusetts. The reasons owners sell are varied, such as wanting to move up to a larger cabin, or sometimes the owners love it here so much they sell the cabin and buy a year round country home. Other reasons are they no longer use it as much, their children have grown and are now too busy with other activities or they just have moved to far away to come out here anymore. I find the time frame of ownership is around 3-5 years. Over the years in the realty business, it has been a rewarding experience selling weekend recreational property. Many cabin owners have become my close friends and it is always fun to get to know them and help them get settled into their little piece of paradise. I don't think there are any figures on how many cabins are located within Vernon County, I would bet there are more cabins than homes! It is often sad to see the owners sell; then on the other hand it is great to meet and make new friend with the next new owner!



I am often surprised when some buyers are not aware that there are no sewer lines out in the country. So if you are planning to live in the country you're going to need to install a septic system. That is, of course, if you want to have indoor plumbing and the modern conveniences... who doesn't?

The pits or "test holes" have replaced the traditional percolation or "perc" test that used to be common in most areas. Perc test used to measure the time it took to percolate water out of the hole. These soil test pits are dug with a backhoe 5 or more feet deep, and wide enough and sloped so that the tester may walk down into them and sample the soil in the sidewalls. The outcome of reading the soil types determines what type of system you are allowed to place on your land.
