Memorial Day Weekend Festival in Viroqua

Here is a copy of email I got today along with an vitiation to come to this festival. It is the second annual hosting of this event. The festival website is in hyper-link below. 

Coming in MAY  the WODEN THOR MEDIEVAL FESTIVAL AND JOUST, an annual all ages, family event will be held in Viroqua, WI, at the popular WILD WEST DAYS GROUNDS. The fair will be held over Memorial Day weekend, 10am to 6pm, May 24th, 25th, and 26th of 2008.

This three day event will take place at the Wild West Days grounds and will feature the backdrop of a Medieval Village at the time of a gathering. His Lordship, The Duke Sir Thomas Fredrick is hosting a full contact un-choreographed Joust between knights in full suits of armor.  This is a real joust with real action none of it is staged or planned in any way. Entertainers include Egyptian dancers, a blacksmith working his wares, living history camps and musicians and dancers performing song and dance from our past. If that isn't enough.

There will also be a kid's kingdom where children can complete a quest given them by the DUKE himself. Following completion, we will include a knighthood ceremony in honor of the children and their efforts. There will also be a medieval market place with many fine vendors selling the wares of our past as well as souvenirs to remember this enchanted journey.  Last but not least, there will be the Lords Kitchen, as well as, other food vendors where you will have the opportunity to taste a piece of history.

Is this REO company for real?

Have any of you ever heard of Titanium Solutions? I have had several recent emails from this company since my first encounter, offering REO work.

I originally got a personal telephone call from a woman in AZ who identified herself as a loss mitigation agent for this company. I was offered REO work which was to be some BPO related things that may lead to listings.  She stated they had a few pending in our area. I was direct to their web site to fill out some information about myself and my company. I was asked to read over their systems and fill in the information. After completing this on-line course, there is a credit card form that was never mentioned prior to spending 20 minutes filling out all the on-line stuff. At that point, you need to pay up for about $29.00 to finish the course or it ends there, unfinished. (it's the hook) I hate to admit it but I did bite the hook. I paid and I never heard from her or Titanium Solutions again. That is until these other emails. They were to get me to sign up, which I had already done.  I never got any placement of any REO listing; I believe it may be a scam site. If I am wrong please let me know your opinions. Is this really Titanic Solutions? I feel I went down with the ship. Opinions Please?

Occasionally you have to drive way back off the beaten tract to find the best views over the Kickapoo Valley. This location is certainly one of those places that will astound you. What a great view. For all you view searching property buyers, this is what is called a "Killer View".

Why did They make the sale?

 

 Do you think because the price was finally right? You know the old realty adage, "good to be the first male born child, the second wife and the third Realtor."  I am not a first-born male, not a second wife, but I have been a third Realtor. It is entertaining how the 3rd agent's moon apparently aligns perfectly with the Seller's Stars. Yep they bond immediately!  

It's amazing how that 3rdagent can take a home that has sat on the market for more than 365 days and get it priced right and sold nickety split.  At this time, the seller is also permitted to place all the past responsibility and blame on the past 2 Realtors for not appropriately marketing and selling the home.  Never-mind all past begging for a price reductions. It is also OK to point out to all the neighbors who will listen that there were never any showings with the last agents, imagine that? Finally, the best part of being third is it is the time for this Realtor to bask in the sunlight as the Celebrated Realtor. "The only one who could sell their home!!!"  You will be able to overhear this type of conversation at the local dinner, or in the shopping isles of Wal-Mart being touted to all folks nearby. Being 3rd has its advantages and is timely because it ironically coincides with is the moment the seller is ready, willing and pleading to get the house sold.

For all of 2007 this advice has been a constant; it is time to price it right at the start!  If the seller will not price it right, it is better to walk away from the listing. If you don't you may be one of the 1st or 2nd Realtor who will be heard whining because their listing expired and the last agent in the realty relay race, got it sold.

Hey, never mind that the seller finally dropped the price a whopping $75,000 or more. The Third Realtor apparently knew what they were doing because their Seller will now be telling everyone around town that They Got it SOLD!

Late for appointment

 How would you handle this, you get a call from a buyer who you have never met before. They have found your great  trout stream listing on-line, and they plan to be in the area on Friday. You set it up for around 1pm. So, you squeeze them into your schedule and 1 pm comes and 1 pm goes. No sign of them so you just figure they have changed their minds. You did not get a call letting you know they are late or not coming. You tried to call them but no answer on their cell.

Not so fast, at 4:30 pm they come walking into the office hoping to see that land. Well here is what I did. Mr. Buyer looking is free.  Here is the map, here are the directions, and its an easy find. Please call my cell phone number if you need any directions or you get lost. If you are staying the night we can try again tomorrow.  Because TGIF, I am out of here, my day is done.
