Luck was on my side when an REO company listed this great home with me. It is a home that I have had experience selling before. It is an upper price range home for the area I work in. The last sale was recorded at $237500. With 1.5-acre lot, this 3 bedroom 3 bath home is a little dated. With a listing price of only $199,000 I thought it would fly off the market without any real challenge for me. What I did not expect was an email that I recently got from the REO asset manager, simply telling me. "We no longer have this asset in our inventory, please remove the asset from the MLS and submit any unpaid invoices for reimbursement. It was like say what? Did I do something wrong? Coming on heels of my latest REO tale, I felt kind of altogether, down on REO work.
That is... until I got the next call 2 days later from the new owner! Apparently 200+ homes were purchased at a bulk REO auction sale, and one of them was this home! So Luck became Lucky and the asking price is now $65,000 below-assessed value at $175000. Needless to say the offers poured in. One new first-time homeowner is very, very happy and me too, because the closing is good to go ASAP.
