Fall Color Update

We have not had a hard frost yet, and it is estimated that Vernon County and the Viroqua area are about 2 weeks out for peak fall color. On Saturday I enjoyed taking these photos of a few horses grazing on green pastureland at one of my new listings.  While the hillside trees are showing slightly more color this week, there is still plenty of green grass remaining. As you can see, there is some vibrant red and orange starting to pop out. Locally it has been warm and dry, so when we get that first frost the colors should give us some spectacular Indian Summer Days to enjoy.

Double Double Exception

I had once had this experience. I listed a farm where the owner, prior to me, had this property listed with another broker. The property consisted of 160 acres and a farmhouse. The prior broker was able to sell the farmhouse with part of the land, approximately 50 acres. Try as the other broker did, the balance of the land did not sell before the expiration of their listing. For whatever reason, the seller didn't want to continue with the former broker and did what many sellers sometimes do, found another broker. It had been approximately 5 months since the first listing expired. This seller wanted his past purchaser to be named in my new listing agreement as an exception. The seller explained in great detail that he has a recorded first right of refusal on the remaining land and he did not want to pay me a commission if this buyer buys.

I found this all sort of amusing and I was able to explain back in great detail that he not only was an exception, he was actually a double exception! Since the last listing only expired 5 months ago, his name would be a protected name for 7 more months with the past broker. Since he had given this buyer a first right of refusal, I could also not sell to another party without a release being signed that could be recorded to fully terminate this prior buyer's rights. What the seller was offering was a listing agreement that had very little potential for any income at all. I explained that he would have to guarantee my fee no matter who purchased the property if I was to take this listing. Furthermore, if his prior buyer with the first right buys within the next 7 months under my listing agreement this seller would sadly have to pay a double commission!
There was a happy ending... the seller understood, he sign the listing, and the property sold to a buyer I found. The prior buyer signed off of the first rights, I got paid and the seller rode off into the sunset happily paying only a single commission.

Hear no evil

In Realty Days gone by... it clearly was less complicated to sell a home. Barely less than 10 years ago, there was no such thing as staging your home or having a buyer's contingency in the offer for a home inspection. Back then these selling procedures were just not a common practice in Viroqua or for that matter anywhere else. In the olden days, "Hear no evil" home Sellers got it their way. All that was required was to just simply place the home on the market and sit back and wait. The routine was easy; pick your price, slap a sign in the yard, and just continue to live as if nothing has changed. Eventually some one would come along and buy, life was good. In those day, there wasn't any real competition for the buyer eye. A seller really did not have to do much in the way of getting a home into condition to sell. Homes were cheaper and thought of as just a place to live not an investment. Ten years ago, if the beds were made and there were no dirty dishes in the sink that was deemed a good home staging. Words like re-sale value and 1031 exchanges were not in the vocabulary of most buyers and sellers. This was rarely apart of the buying decision. Sellers heard what they wanted to hear, got what they wanted and had it good. Sellers liked seeing the prices go up, up, up. Life was good in Realtyville.

Unfortunately over time the good things in Realtyville came to an end. As the cost of owning a home continued to escalate and escalate, buyers wanted more assurance for their money. Buyers wanted to know that the home they bought was in good condition and they wanted guarantees to protect their investment. No more Caveat Emptor. A new breed of hybrid buyers was born. The "see no evil" buyer came into being: if I see something I don't like, I am out of there.

Fast-forward to 2008, most residential real estate purchasers now believe buying a home that is move-in ready is the only way to go. Many will by-pass any homes that need a renovation or that shows a lack of maintenance. They choose to avoid the hassle of working with contractors or taking on DIY projects. The buying trend for 2008 will be new homes and re-sale homes that are in good condition, anything else will be harder to sell. Outdated is out, updated is in. Old homes are quaint, but there is a big difference between old & charming and old & outdated. So what tops the list of obsolete and what will make your potential buyer, see no evil and run for better digs?

Dark Cheap Paneling in any main living area is a sure sign that this is there to cover up aging, cracked plaster walls. If you cannot remove it, then paint it a light neutral tone.

Drop ceilings in the living room, are a big turn off. It will tell buyers that the home heating cost might be high or it is hiding damaged ceiling underneath. Additionally, popcorn or cottage cheese ceilings just are simply dated as are lava lamps.

Fuse Boxes, and not enough electric plug-ins are really out. Invest to upgrade this or expect the home to sit on the market longer or you will see a lower sales price. Today's "See no Evil Buyers" has lots of electronic gadgets and computers to plug in.

One Bathroom homes are always hard to sell because today no one wants to wait to use a bathroom. But if you have only one bathroom and the fixtures are: Avocado, Pink, Blue or Lilac it is an extra loud turn off. The cost to replace the fixtures is less than what you will loose if you don't. One thing is for sure; your home will be remembered as "the awful pink toilet house."

Wet Basements Plan on correcting this now & no excuses, with new waterproof paint, sub pumps and investing in grading the surround landscaping it can be fixed or greatly improved upon. If the Basement is the location of the laundry, next paint and clean it up for a bright, big, return on investment.

Old Dated Carpet is way out and hardwood floors are way in. If there are hardwood floors under the faded carpet get that carpet gone, and polish the hardwood for big dollars.

Now it is time for the Realtor to: "speak no evil." Plain and simple the market has changed a lot over the past 10 years, it has now completed a full circle. No matter whether it is now a Buyers market or it was a Sellers market last year, that does not matter now. Home trends have changes over the years too. It is no longer possible to pass along out dated and obsolete conditions and poor decor, then expecting top dollar. Today's buyers are way more discriminating as to condition, environment and maintenance. As Sellers, you may not be able to change the homes location or the floorplan, but you have control when it comes to get the home into showroom condition for the best selling prices in 2008.

Dueling Signs

Any veteran agent knows that far-away look that comes over a buyer when they're riding in your car and they spot a FSBO sign. It's a discreet little bitty glint that only a ready, willing and able buyer can produce. If you haven't experienced this yet, it happens something like this... there's a slight shifting of both eyes to one side of their face, it's completed inconspicuously without moving their head even one inch towards the direction of that black and orange yard sign. Then the buyer's eyeballs shift in their sockets and slightly pop out for a better look.  Next comes the silent measured breathing and that hush that sweeps over the car, which can be deafening while they are trying to memorize the phone number.  Not one single word is normally uttered until you pass far enough way from that sign.

It does not matter if they like the house or not, there is just some sort of magical, magnetic attraction to those 4 orange words on that sign, which are FOR SALE BY OWNER.  This trance-like episode actually happened to a buyer I was working with just last Monday. Fortunately he fully recovered and quickly.  As we passed it, I immediately pointed out the sign, by saying, "Hey Look there's a FSBO, right next door to the house we are going to look at!"  I also asked, should we go get a brochure? What do you think he said?  You don't have to answer; it was obviously yes. Over the years I have found it is best to give the go-ahead, acknowledge it and get the FSBO sign out of the way.  Just like a bad furnace or a home that needs a new roof, this un-invited sign on my tour could be managed too.

Funny thing was... the asking price on the FSBO was the highest of all the homes we looked at in the course of 2 days and 10 homes. An expressed concern of the buyer was that if he likes that home, would he have to pay even more. As it was not listed, so it may not include a commission for me. I explained that this might not be the case; many do pay a buyer's agent's fee. Upon peeking in all the windows, because no one was home, it became apparent the home would not make the cut. Being a little satisfied about that, I was happy that I would not have to do the un-represented seller job for free.  Merrily back on tract, we were able to seriously look over the last two homes we actually came to see.  Sure enough, the last listing was the best and the home-buyer's decision was made. 

Later when I had time to reflect, I thought fortunately the buyer's prior glimpse at that .99¢ dueling sign wasn't sufficient to capture and tempt his attention from the listing sign, right next door, we were on our way to see.

Fall is just around the corner

Looking for a reason to get away for the weekend? Plan a visit to Vernon County and Viroqua Wisconsin...

Yesterday was already the first day of fall, so where did the summer go? Many trees are just starting to lose their green leaves. The cooler nights and warm days are bringing out a splendid display of colorful orange, yellow and golden foliage. The Autumn Fall Colors are usually spectacular here and around the first week of October is usually the peak, right now it is about a 40% of peak. The leaves should remain for a while longer depending on the weather and how much rain may come.

To have the most brilliant and vibrant fall colors, a series of fall days filled with bright sunshine and cooler, but frost-free evenings are required. Many enjoy driving around our hilly countryside to take in the scenic views.

Over Pricing

 

That's ridiculous! I won't even look at it! Yep, this is what buyers typically say when a home is drastically overpriced. Did you know that if you over priced your home, most likely it will not sell for anywhere close to what it is really worth? You will actually get less money and not be moving any time soon! The Market sets the price not the Realtor or for that matter the Seller. The reason it will take longer to sell is because the market has to catch up to your price and that could, in some cases, take years.

Often, buyers who can afford it won't even look because the home might accidentally be thought to be out of their price range. Or, they may realize it is over price and refuse to consider it.  Your best opportunities to sell come within the first 30 days of going on the market. Additionally, you will also be unwittingly assisting other homes to sell at your expense.

10 signs of over pricing a home:
1. No showings
2. No second showings
3. Showings but no offer
4. You are only getting "Low-Ball Offers"
5. Buyers look at your home but buy another
6. Top Agents have turned down the listing
7. Your listing expires unsold
8. You are on your 3rd listing with a 3rd agent at the same price
9. No other homes in the area have sold for that price
10. You believe your home is the best home, and need the money
