Attention Relocating Home buyers... here are some fundamentals to consider when looking for a home in
a small market like my market, Viroqua, WI. Choices of homes for sale are limited and you need to know, it is going to be a challenge to find one that fits your needs perfectly. Sorry to tell you this but if you aren't going to building a custom home, expect to make a few compromises. Why? Because there are so few homes here. There are only approximately 2200 home in Viroqua and an estimated 550 homes in Viroqua Township. Out of those 2700 to 2800 houses, at any given time there are usually no more than 100 homes on the market and For Sale. Right now... today, my best estimate is there are approximately 56 homes available. The price ranges from a low of $69900 to a highest price range of almost $800000.
What do you get for the money? With such a large disparity in the price ranges, and so few home, this obviously means that there are some major differences in what you get for your dollars. On the low end expect something like an 800 square foot, 2 bedroom ranch on a small lot in town. Over at the top end, properties will come with a variety of acreage sizes and almost always will be rural farms and farmettes. The rural upper end can range from approximately 40 to over 200 acres. The upper end homes could be almost any style and construction type. Only 3 years ago, the county adopted the uniform State building codes so there is little uniformity in home styles and construction. The majority of rural homes are older updated farmhouses. There is also an assortment of newer contemporary custom homes, along with custom log homes at this high price point. Finally for the more adventurous, there is always a mixture alternative style homes such as earth homes, dome homes, and other one of a kind homes.
For the average price range, expect it to be between $175000 and $200000. This price should buy you a great home with 3 to 4 bedrooms, 2 plus baths, 2 acres or less in the country. For that same price in town, you can expect a wonderful home with great woodwork, character, 3 or 4 bedrooms and 2 plus baths. Want the lowdown on home prices, whether buying a snug little bungalow in Viroqua or locating a hidden country farm somewhere around the county, don't let it be a surprise, you'll learn what you will get for your money from my experience. The more prepared you are at the outset, the less overwhelming and chaotic the buying process will be.
